De-duplicated, schema-validated records with relational mapping across 1.1M+ transactions.
Pre-computed materialized views and optimized indexes for production-grade speed.
LLM-generated property analysis, market reports, and rent-vs-buy recommendations.
Rental yields, price momentum, transaction velocity — analytics the government doesn't calculate.
Search across buildings, projects, areas, and developers with natural language queries.
Rule-based property valuation from comparable recent DLD sales with confidence ranges.
173K+ geocoded buildings, Makani entrances, heatmap data, and polygon micro-market queries.
REST conventions, Bearer auth, OpenAPI spec, and code snippets in 4 languages.
DLD publishes data through three channels — each with significant friction for developers:
Bulk CSVs, OAuth tokens expire every 30min, manual normalization
Business account required, AED 30,000/yr, onboarding process
Consumer app only, no programmatic access

All property transaction and rental data is sourced from official government open data published by the Dubai Land Department (DLD) via the Dubai Pulse Open Data portal. Waqov normalizes, deduplicates, and enriches this data with computed analytics, AI insights, and PDF reports. We do not resell raw DLD records.
Data provided under the UAE Open Data License. DLD transaction data is typically published with a 1–3 month lag. See our methodology page for calculation details.
Yes. The DLD publishes registered transactions as open data via Dubai Pulse. The data is public; the friction is in the access. The Waqov API removes that friction by serving the same records as query-ready JSON.
No. The Waqov API uses a simple API key — no DLD registration, no OAuth setup. Sign up with your email and start making requests in seconds.
DLD publishes raw data feeds. Waqov normalizes, deduplicates, and enriches it with computed analytics (yields, momentum, valuations), AI insights, and PDF reports — all via a single REST API.
Yes. Use the area stats endpoint with the area slug (e.g., marsa-dubai for Dubai Marina). The transactions endpoint supports filtering by area, property type, bedrooms, price range, and time period.
The API works with any HTTP client. We provide code snippets for cURL, Python, Node.js, and PHP. The OpenAPI spec enables auto-generated clients for any language.
Yes. 1,000 requests/month with no credit card. Paid plans start at $149/month for higher throughput and AI features.
